Vinhomes Smart City
Start a Smart City shortlist with your actual commute and errands, then check the route from the specific tower. These cards link operator information; tower-level fees, facility access and lived experience still need separate answers.

What HAVO has, and what is missing
Each status describes HAVO's data, not the quality of the project.
Not enough clean asking-price samples to publish.
Disclosures and completion records exist for selected zones or towers; they do not cover the whole development.
Amenities come from developer materials; HAVO has not independently measured commute or resident experience.
No consistent tower-level dataset yet for fees, management and maintenance.
What the sources say
Each line links to its source. Developer material is still the developer's claim.
Location
Tay Mo and Dai Mo wards, Nam Tu Liem, Hanoi
Published scale
Project site states 280 ha; the 2024 annual report states about 207.6 ha
Example completion record
A posted acceptance record for tower V10 lists 1,103 apartments

Living context read from public sources. The date a source was read is not a site visit. Checked .
A starting route for commute planning
VinBus lists E05: Long Bien–Cau Giay–Smart City.
A route label identifies a candidate, not the boarding stop for your apartment. Plan lobby access, direction, waiting and the return separately.
Ask at the viewingWhich entrance reaches the correct E05 stop and direction from this tower?
Source: VinBus
Published Hanoi route labels, not apartment-level timing.
Check the actual store before visiting
Vincom Mega Mall Smart City publishes a store directory and floor-map link.
Prepare a particular errand instead of merely marking proximity to a mall. HAVO has not confirmed the store's hours or the route from your apartment.
Ask at the viewingWhich floor, current hours and entrance suit the store I need?
Source: Vincom Retail
Operator-listed directory, floor-map link and facilities.
Plan an outing with a young child
Vincom lists baby-changing rooms and accessible toilets.
This concerns the mall, not private amenities in every tower. Check location, availability on the day and step-free access.
Ask at the viewingIs there a continuous stroller-friendly route from the entrance to these facilities?
Source: Vincom Retail
Operator-listed directory, floor-map link and facilities.
How the developer describes life here
These come from marketing material. HAVO has not verified them and does not turn them into a score.
- Developer claim
The project website presents parks, sports facilities and retail within the development.
- Developer claim
These are developer claims, not independent HAVO ratings.
Questions to take with you
Ask about the exact unit and tower you are viewing, not the project as a whole.
- Which scale figure should be canonical, and why do the two sources differ?
- What are the current management fee, maintenance fund status and operator for each tower?
- Between the apartment door, public entrance and boarding point, where are steps, crossings or detours?
- What does this tower's current fee schedule say about payer, frequency and separate facility charges?
- When arriving late or carrying groceries, which entrance is usable and where do deliveries stop?
- Does each advertised facility belong to the tower, development or an external operator, and which document states access conditions?

Building operations: fees, lifts, parking and problem response
An impressive lobby does not explain everyday service. Follow an ordinary journey home and ask for written answers about charges, access and who handles a problem.
Plan the commute from your apartment door
A nearby bus or metro symbol is a starting point, not a complete journey. Build the chain from the apartment door to the place you need to be. This guide is for planning from published information; the companion commute diary is for recording what happens when you try it.
A commute diary for the week you actually live
A route plan asks whether a journey is possible; a diary asks how it fits your week. Record representative trips without turning a small sample into a citywide verdict. Identify what works, what is tiring and what needs testing.
