Identify the apartment before reading the file
Create an identity line: project, precinct, tower, floor, proposed unit and offering party. Record the document date and its phase description. If you have not chosen a unit, say so rather than inventing one.
Compare this line with document covers, annexes and attached lists. A filename bearing the project name may concern only one tower or activity. Ask about mismatches instead of filling gaps with another brochure.
Separate publisher from what the document proves
A developer announcement records what the developer has stated. An authority document needs its title, issuer and stated scope checked. A stamped scan does not automatically identify which offered apartments it covers.
Article 8 of Decree 96/2024 describes a developer notification process involving the provincial authority for the relevant transactions. Use it to request the applicable paperwork, not as HAVO clearance that your particular unit can be sold.
Draw three independent timelines
Track one contains dated construction reports and their publisher. Track two contains authority documents or procedures and their building scope. Track three contains the proposed contract schedule, including payment and handover conditions. Leave unsupported milestones blank.
The Lumi Hanoi progress archive inspected for this research includes a July 2026 entry. That belongs on track one. It cannot automatically populate track two or prove a contractual handover occurred. Save the original link and report month beside your note.
Read a deadline with its actor and trigger
When a document gives a number of days, ask who must act, what starts the period and which procedure it concerns. Separate publication, issue, effective and contractual dates. An authority processing period is not automatically a buyer’s countdown.
Request updates when schedules change, but retain the earlier version. Ask whether the change affects your proposed agreement and how that would be documented. A new progress message should not silently replace the terms offered for signature.
Take the gaps to an appropriate adviser
Prepare a short request: “Which document applies to [tower/phase]? Please identify the relevant passage and supply the complete version and annexes. What needs checking before the next payment?” A bounded question is more useful than asking whether an entire project is fine.
Ask a suitably qualified adviser to explain legal basis, contract conditions and unresolved scope. The useful outcome is an identified gap and next action, not a completely green checklist obtained by collecting many attachments.
