The Matrix One - Giai đoạn 1
Identify the phase and tower before reading scale, completion or amenities. This dossier focuses on phase 1, keeping later similarly named phases separate. At a viewing, connect the unit code to its agreement, entrance and block-specific operating conditions.

What HAVO has, and what is missing
Each status describes HAVO's data, not the quality of the project.
No sufficiently reliable observed asking-price range yet.
Documents from competent authorities are not yet sufficient.
Amenity data currently relies on MIK's description.
Current fee, maintenance, management and resident-feedback data are needed.
What the sources say
Each line links to its source. Developer material is still the developer's claim.
Notes for your viewing
Living context read from public sources. The date a source was read is not a site visit. Checked .
Two-tower first-resident milestone
MIK's history records two Matrix One towers completed and receiving first residents in June 2022.
This concerns the two towers in that history, not today's occupancy or your unit's documents. Match the block identity before using the milestone.
Ask at the viewingDoes the unit and block I am viewing fall within that June 2022 milestone's scope?

The Matrix One milestones labelled June 2022 and July 2024.
A later phase has its own timeline
MIK records the start of Matrix One phase 2 in July 2024.
Do not apply the earlier towers' completion date to this later phase. Similar branding calls for separate phase identifiers and documents, not a combined status.
Ask at the viewingDo the supplied documents concern phase 1 or 2, and where is the matching phase update?

Keep the phase label attached
MIK's project-page heading reads The Matrix One — GĐ1.
Retain this label when linking the dossier. Figures remain MIK-published; this reading does not settle every figure's scope or reconcile legacy and newer addresses.
Ask at the viewingWhich part does each advertised scale or amenity apply to, and which document makes that scope explicit?

GĐ1 in the page heading; not a dossier for every similarly named product.
How the developer describes life here
These come from marketing material. HAVO has not verified them and does not turn them into a score.
- Developer claim
MIK lists a 14 ha park, children's area, gym, pool, retail and school facilities.
- Developer claim
HAVO has not independently checked access to or quality of these facilities.
Questions to take with you
Ask about the exact unit and tower you are viewing, not the project as a whole.
- What are the current ownership, fee and operating conditions by block?
- How do residents experience event-area noise and traffic?
- Which phase and tower contains this unit, and do its identifiers match the plan, agreement and tower documents?
- Which documents identify the contracting party, payment recipient and operator for this block?
- Do this block's parking, delivery and lobby-to-unit routes work at the times my household needs?
- Can I observe the same room and approach at two permitted times, separating what I see from what I am told?

Read before deciding
Building operations: fees, lifts, parking and problem response
An impressive lobby does not explain everyday service. Follow an ordinary journey home and ask for written answers about charges, access and who handles a problem.
Brand, developer and seller: map the responsible parties
A familiar logo may help you recognise a development, but it cannot tell you who signs, receives money or handles an operational issue. Make a small responsibility map before a payment discussion. The goal is a traceable answer for each role, not a judgement based on the number of company names.
View an apartment twice: daylight, evening and the approach
A second viewing is useful when it answers questions the first could not. Arrange two different, relevant time windows and repeat the same small tasks. You are building a comparable record of the actual unit and its approach—not proving that an entire building is quiet, safe or well managed.
