Lumi Hanoi
Follow Lumi by precinct and milestone: construction, fit-out, handover and operation. Progress reporting helps frame timely questions; unit plans help explore daily use. Neither replaces the documents for the particular apartment.

What HAVO has, and what is missing
Each status describes HAVO's data, not the quality of the project.
Historic advertised prices are not treated as current prices.
HAVO has not collected enough documents from competent authorities.
Landscape and connectivity information currently comes only from CapitaLand.
The project is under development, so stable operating data is not available.
What the sources say
Each line links to its source. Developer material is still the developer's claim.

Notes for your viewing
Living context read from public sources. The date a source was read is not a site visit. Checked .
Read July progress by precinct
July 2026: Prestige/Elite architectural works complete, fit-out at level 27; Signature finishing.
This is the developer's reporting period. Its forward-looking September milestone is not evidence that handover occurred; request the actual unit's notice and documents.
Ask at the viewingIs there a post-July update and handover documentation for my tower and unit?
Date in the source: 2026-07 · Source: CapitaLand Development

Topping out is not a move-in date
CapitaLand's archive records nine towers topping out in October 2025.
Keep this in the history, not as a current operating label. For moving plans, separate building work, contractual handover and access to amenities.
Ask at the viewingBeyond topping out, which documents and items need confirmation before my intended move?

Two area labels on one selection
The inspected initial selection displays NFA 42.2 m² and GFA 46.2 m².
This is an area-label exercise, not the size of every Lumi unit. Record version, tower, unit code and definitions in the transaction document; keep the image at its source.

How the developer describes life here
These come from marketing material. HAVO has not verified them and does not turn them into a score.
- Developer claim
CapitaLand describes a central park, elevated boardwalk and on-site facilities.
- Developer claim
The stated 20-minute trip to the CBD is marketing information and depends on traffic.
Questions to take with you
Ask about the exact unit and tower you are viewing, not the project as a whole.
- What are the current progress, handover schedule and sale eligibility for each phase?
- Which documents will confirm the expected management fee and operator?
- Is the unit in Signature, Prestige or Elite, in which tower and code, and which progress document covers it?
- Is the stated milestone a target, readiness notice or the unit's actual handover record?
- If viewing is permitted, am I seeing a show unit or the actual apartment, and which items remain inaccessible?
- Which documents state the schedule, fees, operator and facility access when this unit is handed over?

Read before deciding
Apartment handover: a repeatable inspection and defect log
Bring the correct documents, follow a room sequence and record issues that another person can locate. A usable defect log is more valuable than dozens of photographs without context.
Net and gross apartment area: compare the right number
Two apartments can carry the same price-per-square-metre label while using different area bases. Before deciding which offers better value, make the denominator visible. Then separate space inside the unit from shared facilities, access permissions and charges that need their own documents.
Read an apartment layout through an ordinary family day
Turn furniture symbols into people doing ordinary things: arriving, cooking, working, resting and doing laundry. The question is not whether the drawing looks luxurious, but whether the particular apartment supports your household's routines.
