Identify what the number represents
A listing shows what its publisher is asking when you see it, not proof that someone paid that amount. A contract figure belongs to a particular transaction and its terms. An aggregate report uses a different sample and method again.
Label each row as asking price, transaction documentation you are entitled to inspect, or aggregate data. If someone says “market price,” ask for the source and how the figure was produced. Do not silently relabel it as a completed sale.
Keep area labels and condition visible
Square metres do not guarantee a shared measurement basis. Copy the source’s area label and corresponding layout or unit type. Ask how that document defines NFA or GFA instead of choosing whichever denominator makes the price look lower.
The inspected Lumi Elite layout displayed NFA 42.2 m² and GFA 46.2 m². This describes that displayed example, not every apartment. Separately list fit-out, equipment and handover condition; “fully furnished” still needs an inventory.
Write a complete price sentence
Use this template: amount [ ]; price type [ ]; whole unit or per m² [ ]; area and label [ ]; condition [ ]; included costs [ ]; observed on [ ]; source [ ]. Missing fields reveal the next question rather than hiding uncertainty.
Divide a whole-unit figure only when both inputs concern the same apartment and basis. Keep the total alongside the per-m² result. Label your calculation separately from a published figure, and do not calculate around an unknown area definition.
Include timing and off-headline costs
Create a separate space for costs needing confirmation: relevant taxes or fees, maintenance fund, parking, services, additional fit-out and financing where applicable. Check what the quote already includes rather than importing a rate from an old article.
Compare payment timing too. An incentive may depend on a payment method, date or another choice; request its written conditions. Mark unanswered items “not included/unknown,” rather than quietly adding zero to the household budget.
Know when cheaper is still unproven
If price type, area basis or date differs, do not rank apartments by a percentage difference yet. Separate comparable rows from those needing clarification. That focuses the conversation without rejecting a home simply because its listing is less complete.
One listing cannot establish a project-wide range. Check whether similar advertisements repeat the same unit before counting them as independent samples. Use the table for questions and negotiation preparation, not as a professional valuation or return forecast.

Common questions
Should I use the lowest listing as my benchmark?
First check availability, observation date and conditions. A lower figure on a different basis is not a suitable benchmark.
Does a calculator validate market value?
No. It processes selected inputs; uncertain inputs remain uncertain even when the arithmetic is correct.
